TERMS and CONDITIONS of LETTING


Booking Contract: The booking is a contract between the owners of the property or their agent/s and the person paying the deposit known as the ‘hirer’ during the occupation of the property for a holiday let and for the full term of the specified period. 

Hirers Responsibility: The hirer confirms by the payment of the deposit that he or she has read and understood the description of the property being booked, as found on the web-site, brochure or supplement. The hirer is responsible for the property and for ensuring that all members of the party observe these booking conditions. The hirer must be over 18 years old.

Provisional Reservations: are held for 7 days. If a cheque for part payment or full payment has not been received at the end of seven days, the booking may be cancelled by the owners or their agent/s without any further notice to the hirer. 

Payment for the accommodation: £150.00 rent is payable in advance for all holidays and short breaks, or in full if the holiday or short break is to commence in less than eight weeks after booking. The balance is to be paid six weeks before the commencement of the holiday.

Cancellation: The hirer should notify the owner immediately in writing and ensure a receipt of notification is received. If the owner is not successful in re-letting the property by the balance due date, the hirer remains liable for the full cost of the holiday and must pay the balance in the normal way. If the owner is able to re-let the property, the owner will refund the payments made by the hirer,  less any reasonable incurred expenses. 

Changes in party details: Any changes or additions to your party details should be made in writing no less than three weeks before the start of the holiday. Additions will result in extra charges as applicable.

Number of people using the holiday accommodation: No more than the maximum number stated at the time of payment of the deposit or otherwise arranged in writing. We reserve the right to revoke the booking if this condition is not observed. No refund shall be made in this event. We reserve the right to refuse or revoke bookings from parties which may in our opinion be unsuitable for the property concerned. In this case, all hire charges will be refundable in full and the contract will be discharged. 

Children: Small babies are accepted only with the express permission of the owners or their agent/s.

Arrivals and Departures: The holiday let runs from 4.00 p.m. on the day of arrival to 10.30 a.m. on the morning of departure unless otherwise agreed in writing.

Hirers Obligations: The hirer is responsible for 
(a) leaving the accommodation in good order and in the same condition in which they found the property. Failure to comply with this condition may result in a charge for additional cleaning.
(b) paying the cost of all damage caused by themselves or their party to fittings and contents (reasonable wear and tear excluded).
(c) not to share the property with anyone who is not a member of the party as specified on the booking form.
(d) the hirer is responsible for ensuring that they or their party behave in a reasonable manner with regard to the property itself and the immediate environs during their holiday. In the case of any breach of this condition which is considered serious by the owners or their agent/s, the right to re-possess the property during the holiday time is reserved. 
(e) to allow the owner or agents reasonable access for the purposes of inspection or repair,
(f) to comply with security and safety precautions and rubbish disposal instructions

Pets: 1 well behaved dog is permitted with prior consent at the tariff advertised.

Problems or Complaints: The owners or their agent/s are keen to resolve any problems or complaints as soon as possible.  Any problems or deficiencies with the property or the contents should be reported directly to the owners (or their agents) as soon as possible, no later than within 24 hours of arrival.

The owners or their agent/s cannot be held responsible for matters beyond their control such as noise from nearby building works, noisy neighbours, local events, disruption of service from utility providers, closure of shops or amenities.

Non availability of property: If for any reason beyond the owners or their agent/s control the property is not available for all or part of the period booked, or the property has become unsuitable for holiday letting,  the owners or their agent/s’ liability shall be limited to the refunds of all rents paid in respect of the period of unavailability.
